Three Years in the Making, Paul Williams-design Bel-air Estate Elevates the Level of Unparalleled Quality in Los Angeles

Originally designed by noted architect Paul Williams in the 1930s, this stately Bel-Air estate once owned by late Los Angeles Rams owner Georgia Frontiere has since been fully remodeled and expanded by Don Ziebell of Oz Architects and The JRC Group.

“I think that this house could be considered ‘simply timeless’ because of the way Don Ziebell has designed it,” says Jade Mills of Coldwell Banker Residential Brokerage, who is listing the property at 10410 Bellagio Road for $75 million.

Set on 1.7-plus acres, the gated seven-bedroom, 10-bath dwelling is highlighted by approximately 20,000 square feet of warm yet sophisticated living space on two levels.

“Its open floor plan, yet cozy elegance, makes it perfect for formal or informal living. This home can easily be furnished with contemporary furniture, or transformed into a gorgeous traditional or an Italian villa, simply by changing the interior design.”

Among the show-stopping features: a gourmet kitchen outfitted with brass details, and a lavish master retreat in excess of 2,500 square feet boasting a fireplace, vaulted wood-beamed ceiling, dual spa-like baths and designer showroom closets. Yet other outstanding attributes include a 7,000-bottle wine cellar clad in 18th-century stone, home theater and fitness center, along with exceptional resort-style grounds hosting a guest house, tennis court, pool and spa, and five-car garage.

“One of the most interesting aspects of the home is that you can live on the main level,” says Jade Mills.

“All of the day-to-day living space, including the master bedroom, is on one level. The other unique aspect to this home is that you never have to leave it. With your screening room, tennis court, pool and pool pavilion, you feel like you are living in a resort.”
