315 25th Street—A Coveted Corner Location, A Striking Contemporary Design, And Protected Ocean Views Combine In A Sand Section Sensation
The dawn of a residential dream rises at 315 25th Street in the Sand Section of Manhattan Beach, where a corner walk-street residence with protected ocean views was custom-designed to sleek, conspicuous effect by its owner and agent Vince Altamura of The Altamura Real Estate Group.
With a ton of sun exposure and that elusive ocean-view protection, “It’s a great location,” Vince Altamura says of quiet, serene 25th Street. “You have access to the beach, but without the traffic or the noise. It’s so nice to step outside and hear the ocean. It calms everything down.”

But the house itself excites.
Aesthetically, “It’s unapologetic,” says Kate Hartmann, of Studio Kiki Interiors, who collaborated with Vince Altamura on the project. “It has such a bold presence on its corner lot—we wanted it to confidently stand out but still be very intentional and warm.”
All clean lines and sharp angles, the four-story, 2,600-square-foot house is a spectacle from the street, marked by an architecturally forward facade of mocha crème limestone, smooth plaster, slatted wood accent walls, and exaggerations of glass, complemented by an immaculate Mediterranean-inspired landscape, complete with an olive tree at the entrance, enhancing 315 25th Street’s curb appeal.

Capitalizing on its shimmering Pacific vista and the prismatic natural light that infuses the house with openness and flow, the interior is sensitively attuned to its coastal setting but sophisticated, showcasing the finest stone, the freshest oak, and a limewash feature wall. This palette takes its place alongside refined lighting, gleaming hardware, and custom detail with an architectural edge, most notably the impressive staircase, its handsome black railing both slim and precise, lending decorative tension to the lighter oak floors and doors throughout.
“We knew we wanted a little bravado for Vince, seeing as this was essentially his bachelor pad, but wanted to remain as timeless as possible,” Kate Hartmann says. “I wanted to create a home that could easily transcend his Italian roots through modern design and architecture. Materiality played a major part in the creation of the home’s spirit.”

To that end, she shied away from monochromatic coastal trends to amplify a bit of playfulness.
“I wanted the home to have a heartbeat.”
This is beautifully expressed on the second level, where, with the exception of an atypically large laundry room with ample space, proper storage, and an integrated sink, the master suite has primacy.
“Because it’s a half lot, I wanted the master to be substantial,” Vince Altamura says of a space that is abundant with sunlight, with two ample closets (one a superb walk-in) and a sleek fireplace with an ivory Beaumanière Limestone surround.

Sliding glass doors open the space to a private covered balcony with a soaring view to the sea for a discreet reprieve. The master bath, meanwhile, is “marquee design,” as Vince Altamura puts it. “It’s one of the nicest I’ve ever seen.”
Explicitly minimalist but superior in quality, this sumptuous escape is swathed floor to ceiling in Roman Travertine from Modul Marble, including Beaumanière limestone floors, and Roman Travertine countertops with integrated sinks and polished chrome hardware. While conspicuously classy, the space, in the style of a resort spa, is restrained, featuring a modern soaking tub, private water closet, and a linen closet, but an absolutely spectacular bespoke glass-cage shower from Met-Tee in North Hollywood. Reflecting the purity of fine design, it is trimmed in shining silver, punctuating a truly radiant space. “It’s just so perfect,” says Altamura.

Above and beyond, the upper level is a lightshow. Fixed with thoughtfully placed windows and sliding glass doors, it is airy and bright with sunlight, supporting sublime indoor/outdoor living when opened to the magnanimous covered balcony with exuberant ocean view. The wood accent wall and Beaumanière Limestone floor here are chic motifs repeated throughout 315 25th Street. Inside, light casts beautifully about, highlighting the living room with a fireplace, a dining area with statement lighting, and the bold showcase kitchen.
“Upstairs, we went a little darker,” Vince Altamura says of the change in mood that culminates in the kitchen with a centrally set kitchen island (and backsplash) of Saratoga soapstone and top-line appliances from the likes of Miele and more.

Notable for its contrasting tone, the kitchen features panels of espresso-stained cabinetry that visually help expand the space while giving it a clean, unfussy look that chimes with the soapstone countertops with marble detail. While the space is no shrinking violet, skylights and upper windows make it feel lighter than even the boldest black.
“I will always have a love affair with the kitchen,” says Kate Hartmann.
Vince Altamura, on the other hand, has a passion for the powder bath on this floor. Doused in jewel-box burgundy, the space is small in size but big on vibes, done floor to ceiling in glossy Crème Brûlée tiles for a mesmerizing, light-reflecting depth, juxtaposed with lustrous brass hardware and a Nero Marquina stone countertop with integrated sink.

Beach level takes on an entirely different tone, set by a limewash wall that marks the media room, with a built-in bar that opens to the vibrant ocean-view patio where you can rinse off sandy feet after a day at the beach.
“It’s a great place to entertain,” Vince Altamura says. “At the same time, there are multiple ways you can use this room.”
Including as a guest room with access to another beautiful bath, done in custom Nero Marquina herringbone tiles, below on the ground floor, which gives way to two additional well-lit bedrooms (one en-suite with a Dolce Calacatta bath) and a two-car garage, as well.

“It’s a dream pied-à-terre for someone who appreciates authenticity and understated charisma,” Kate Hartmann says of the house, which comes with cutting-edge technology throughout. “It’s strong but sincere. A reflection of Vince.”
