A Private Estate With a Mega Residence—spanning Over 18,000 Square Feet—offers Captivating Ocean Views Over 1.45 Acres on the Highest Point in Palos Verdes Estates

A Chinese olive tree traditionally blossoms in autumn, its clusters of tiny flowers bursting forth in bright yellow with a softly sweet aroma. Right outside the door of the main living room in this home, there’s such a tree, and when the door is open, its scent seeps into the room. It amplifies the majestic feel of the space—and the bold Pacific Ocean vistas that enter through every door and window.

“It was strategically planted,” real estate agent Mingli Wang says of the tree, pointing out how every detail, big and small, was considered in the design of this special property.

Special because it stands alone in some key respects. It’s perched atop a hill at the highest point in Palos Verdes Estates, with unobstructed ocean and coastal views as far as the eye can see.

“It has 270-degree ocean views,” Mingli Wang points out, “but you also have land—1.45 acres—and it’s all usable.”

It’s a highly rare mix since oceanview properties do not typically have this volume of flat, easy-to-navigate landscape where you can relax, entertain, and immerse yourself in what feels like an exclusive resort—where you’re the sole guest. Stroll the tidy walkway along the perimeter of the property and, interspersed among the lush green landscape, there are all the accouterments. An oversized putting green flanked with palm trees. A full-sized tennis court. Vibrant gardens, including eye-catching collections of drought-resistant succulents. There’s a generous sun deck with a Roman-shaped pool and spa where you can lounge and swim the day away.

“It’s one of the best lots in Palos Verdes, and its features are resort-like,” describes agent Anand Chhabria.

The expansiveness of the home itself is celebrated with a voluminous scale throughout, starting with the entry sequence. You approach the hilltop residence via a circular motor court, complete with a porte cochere and a broad stretch of stairs.

“When I first saw the property I was overwhelmed by the size of it,” Mingli Wang says of the approximately 18,227-square-foot mansion, complete with a bowling alley and a movie theater with tiered seating. “It’s one of the largest floorplans on the Peninsula.”

This atmosphere of glossy elegance continues in the entryway foyer, where an intricate glass chandelier twinkles across two levels.

“The driveway and entrance is like a hotel lobby,” notes Anand Chhabria.

Steps away are main living areas, including a hyper-formal living room with parquet floors where another stately chandelier hangs from a glowing tray ceiling. Surrounding you are a series of French doors opening onto an elevated veranda with sweeping ocean views. Coastal light washes throughout the grand home—where spaces are consistently palatial and airy, and distinguished by classic details, from coffered ceilings to ornate fireplaces.

“Nearly every room in the house has an ocean or Queen’s Necklace view,” points out real estate agent Neil Chhabria.

The office is a sunny retreat, decked in custom woodwork, where you can step outside for an oceanview stroll on the manicured grounds. In the family room, you lounge under a soaring ceiling, reaching up two levels, with a cascading glass chandelier and a towering wood accent wall.

“Every time I go there I’m impressed with new details,” Mingli Wang says of the residence. “The chandeliers are otherworldly, and the flowers and birds on the wallpaper are actual embroidery.”

From 2019 onward, the home was remodeled by its current owners, who re-imagined the kitchen as a fresh, contemporary space with plenty of eat-in space and a stone-clad center island. There are 11 bathrooms, recently refreshed with custom tile, that glow with natural light streaming in via skylights. Originally designed to house multiple generations of a family, all 7 bedrooms are generously sized en-suite sleeping spaces, with several of them designed to be on par with the home’s primary bedroom suite.

“They are very spacious with a separate seating areas and great ocean views,” says Mingli Wang of these premier suites, which boast a balcony or direct access to the courtyard.

It feels like a faraway resort, but the outside world is not so far away.

“Sometimes Palos Verdes Estates can feel kind of remote,” says Neil Chhabria, “but this location is really accessible.”

Shopping and dining at Peninsula Center, for instance, is only 5 minutes by car; as are local schools. Back at 2228 Via Cerritos, you are in a gated world of your own, on a quiet cul-de-sac street.

“You’re at the top of the hill,” notes Anand Chhabria, “so all other properties are positioned beneath yours.”

The home is even elevated from the street, and surrounded by tall hedges, so one’s sense of privacy is complete. And within the vast property, one’s imagination can run wild.

“This is a place where you can have whatever your mind can imagine having on a property,” states Neil Chhabria. “The possibilities are endless.”
