Chic, Coastal Modern homes offer a beach lifestyle steeped in luxury

Soaking up both sun and sea, just steps from the water, are two beautiful, Coastal Modern homes near downtown Manhattan Beach. These chic, Nantucket-meets-West Coast properties boast impeccable views and heaps of deck space.

“In all of ROC Ventures’ spec homes the focus is doing everything high-end and really customized; for example, the Waterworks fixtures throughout, and even the reverse cut vein marble in the floor tiles,” shares RJ Smith of RJ Construction.

Also on the bottom floor is a laundry room, beautifully designed with soft gray custom cabinetry and hexagon-cut French Encaustic tiles. The room is large enough for a folding table and, if desired, two sets of washers and dryers. Tucked away neatly in this space is an AV closet housing all the Savant Apple-based system components that run throughout the home.

“We want to go beyond just building the typical spec home; these one-of-a-kind townhomes epitomize luxury, customization and what high-end, oceanfront, coastal living looks and feels like,” states owner and developer Jennifer Ozar of ROC Ventures.

The entire top floor, meanwhile, is what Smith calls the “master retreat,” an open and spacious level that includes the kitchen, living and dining room all on the same level as the master bedroom. “Even from the master bedroom one has a direct view of the ocean,” shares Smith.

One is also swept away with white water views via a two-panel sliding glass door system that spans the entire length of the west wall. This level features an open floor plan with living and dining areas that lead onto a tremendous deck for indoor/outdoor entertaining. A lovely feature in the living area is the chevron shiplap fireplace, which creates an interesting focal point.

The fireplace is flanked with the palest of gray custom cabinets. Adjacent is an attractive wet bar convenient to both the living room and outdoor space that includes a small sink, shelves and bar storage below.

Also on this floor is the aforementioned sparkling kitchen, which features a glossy-white candied brick backsplash and white countertops. Oversized vintage French pendant lights dangle above the eat-in kitchen island. In addition, a large island is topped with white Pental stone and the lower cabinets are a darker shade of gray than the balance of the cabinets. Finally, there are Wolf appliances and a custom paneled Sub Zero refrigerator.

Above, skylights add more light into the kitchen area, as well as down the stairwell. Just across from the kitchen is a quaint powder room with fun wallpaper and gold Waterworks fixtures that add a special touch to the home’s neutral palette.

Beyond the powder room is the master bedroom and bath. Bright white walls reflect light from the glass French door leading out to a small patio on Bayview Avenue. The heavenly master bath features incredible tile patterned with inlayed gray and Calacatta marble, which are luxuriously enhanced by a freestanding Victoria + Albert tub, dual sinks and a glass shower finished in marble. Lastly, between the master suite and bath is a large his-and-her walk-in closet.

Throughout the home, a Space Pack System, more popularly known as a high-velocity air system, circulates heat and air in each room.

“We used this ground-breaking system because it offers a better, more consistent heat and air conditioning circulation, plus the tiny vents are almost impossible to detect,” states Smith, “Furthermore, we wanted the buyer to basically be able to show up with their clothes and everything is move in ready. They don’t have to add AC, all the technology is installed, and we’re even buying a TV so everything is done.”

Likewise, throughout the home, are gorgeous wide plank French Oak floors with a custom wash and automated shades for the windows. Also on the upper level, the ceiling is finished with U channel tongue and groove that hit the market, further fostering the beach-modern feel. Completing the home is the two-car garage with epoxy flooring, custom cabinetry and two tank-less water heaters.

The front unit, 704 Manhattan Avenue, mirrors the Bayview unit for the most part. This unit is slightly less than 2,500 square feet with three bedrooms plus a flex space. It offers great bonus features like seven parking spots, a full size elevator and built-in heat lamps on the deck. The kitchen, while primarily white, has an island sporting beautiful dark blue cabinets, and a large walk-in pantry. A powder room hidden behind a seamless shiplap is discreet to say the least. Unlike Bayview, the master suite here includes a steam shower and a large balcony with ocean views.
