A Luxurious Collection of 53 Ocean-front Residences is Taking Shape in Pacific Palisades

Imagine the iconic spot where Sunset Boulevard meets the Pacific Coast Highway. Now visualize actually living in that picture-perfect locale. Coming soon is the chance to do just that, with the new One Coast development featuring 53 modern bluff-top residences overlooking the sea, complete with an ultra-luxe, lock-and-leave lifestyle highlighted by modern homes boasting rooftop decks offering ocean, canyon and mountain views; showroom-quality finishes and features; and convenient access to some of the world’s most coveted entertainment and recreational offerings.

“This site had been sought-after by many—including etco Homes and Taylor Morrison—for quite some time, prior to the decision to start a successful collaboration together in 2014,” says Afshin Etebar, president of Beverly Hills-based etco Homes, which is collaborating with Arizona-based Taylor Morrison Home Corp. on the project.

“It is due to the iconic, one-of-a-kind location that offered an opportunity to develop ocean-front homes with incredible view corridors in Pacific Palisades. There will not be another site exactly like this, in this area or on the coast, in the foreseeable future.

Set on almost four acres at 17331 Tramonto Blvd.—near prominent hiking trails, parks and beaches, as well as Maestro’s Steakhouse and other high-end restaurants, the Bay Club Pacific Palisades fitness center, and the forthcoming Caruso’s Palisades Village—the gated community has begun pre-sales on the first collection of homes, with completion of the entire complex set for the end of the year.

Living options include three- to five-bedroom townhomes and flats ranging from 2,778 to 4,986 square feet, with prices starting in the low $3 million range. Expect contemporary stucco, wood and stone-accented homes featuring high-quality touches such as Wolf and Sub-Zero appliances, Waterworks plumbing fixtures and soaking tubs, designer-specified tile, Caesarstone countertops and hardwood flooring.

Designed by Irvine-based Bucilla Group Architecture, with interiors by Objekt Design, the residences will have a special focus on indoor-outdoor living.

“Being in Southern California, specifically Pacific Palisades and the coastal living, we wanted to create a sense of ‘living’ with the ocean in a way few others ever will,” says Afshin Etebar.

Think large windows and sliding-glass doors that open to private verandas; rooms strategically placed to maximize ocean views from the kitchen, living room and master bedroom; and communal rooftop decks ideal for relaxing and entertaining (with select residences featuring private rooftop decks).

Other amenities include a guard-gated entry, private driveways and garages, as well as elevators that open to private unit foyers.

“Securing such an iconic property along the Southern California coastline is the dream of every home builder, so we feel fortunate to have acquired such a special piece of land,” says Afshin Etebar.
