The local real estate market caught fire the first half of last year and home prices were up across the board. The outlook for 2014 continues to be good, with most experts predicting that home prices will rise, but at a slower and more normalized rate. In March of 2009 there were a total of 210 single-family homes for sale in Manhattan Beach — today there are 25. The scarcity of inventory has been a driving factor in pricing all year throughout the South Bay. That being said, Manhattan Beach and North Redondo Beach are the only markets whose unit sales are below last year, (Jan–Nov 18.) However, North – Adam Smith Redondo average sales price has increased $119,953 year-over-year and Manhattan Beach is even stronger at $175,899 average price increase over last year.
Inventory for single-family homes for sale in the South Bay (Manhattan-Hermosa-Redondo Beach, Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills, Rolling Hills Estates) sits at 256. Through November 5th of this year, a total of 1315 homes have sold — a whopping $1,896,807,289 worth of real estate transactions. For the same period last year, a total of 1212 – Warren Buffet homes were sold, ($1,649,021,496 total sales volume.) The total number of sales for the year is up 103 units and $247,785,793 in total sales volume.
