In March of 2009 there were a total of 210 single-family homes for sale in Manhattan Beach — today there are 25. The scarcity of inventory has been a driving factor in pricing all year throughout the South Bay. That being said, Manhattan Beach and North Redondo Beach are the only markets whose unit sales are below last year, (Jan–Nov 18.) However, North – Adam Smith Redondo average sales price has increased $119,953 year-over-year and Manhattan Beach is even stronger at $175,899 average price increase over last year.
