Debuting this summer, 928 S. Juanita Avenue a new upscale townhouse project will elevate boutique living in the heart of Redondo Beach

While growing up in Redondo Beach, Jason Muller spent much of his time swimming and surfing with friends and enjoying the city’s laid-back and safe beach culture. Fast-forward to today, and the young entrepreneur is busy transforming the former site of decrepit apartments in his beloved seaside town into three luxury townhouses, complete with rooftop decks and breathtaking ocean views.

“This is a perfect example of how projects can better the community one at a time, by recycling old buildings and using the land itself for its highest and best use to accommodate contemporary family demand,” says Jason Muller, a managing principal of private residential and commercial real estate development company Beach City Capital, based in the South Bay.

“The architecture of the project is what enhances the overall neighborhood, but we also spent an exceptional amount of time designing the landscape and wanted to emphasize the importance of walkable streetscapes with lush landscape architecture and a public art component for the neighborhood to enjoy.”

Together with his partners—including the building’s designer (and his brother) Keith, along with several classmates and friends he met while studying architecture and real estate development at the University of Southern California—Jason Muller is converting a former 1925, four-unit apartment building on an 8,150-square-foot parcel at 928 S. Juanita Avenue into a trio of contemporary townhouses that meld sustainable technology with modern interiors and open floorplans.

Residents will also have convenient access to the Beach Cities of Redondo, Manhattan and Hermosa; Palos Verdes Peninsula for hiking and biking; Redondo Pier; and Riviera Village’s numerous shopping, dining and entertainment options.

Completion of the 3,200-square-foot townhouses priced at $1.6 million each is set for June 2017, with Rami Elminoufi of Beach City Brokers serving as the exclusive listing agent.

Expect the light and airy homes to include upscale features such as mahogany wood flooring, granite countertops, Viking appliances and LED lighting.

Each three-level residence will boast an inverse floorplan—with a two-car garage and office on the bottom floor, four bedrooms on the second level, and the living room and kitchen on the highest level to capitalize on ocean and city views.

Among outdoor living features are a rooftop deck, large patios and even a shower for washing off sand. Prevalent green building features include passive ventilation, stormwater mitigation and infiltration systems.

“The excellent ocean views and large townhouses with very generous square footages for each bedroom are definitely the two key show-stopping points,” says Jason Muller. “Residents will be able to overlook the ocean view during the day, sunset in the evening and stars at night from the rooftop deck.”
