Welcome to the majestic Manhattan Beach Hill Section, best known for its big home, big lots and as residents like to call them, big ocean views. In fact, many homes here have more than 180-degree panoramic views of the Pacific Ocean. The Manhattan Beach Hill Section is located just west of Sepulveda Boulevard, and is bordered by Manhattan Beach Boulevard, Ardmore Avenue and the City of Hermosa Beach to the South. If privacy is key, the Manhattan Beach Hill Section may be the place for you. Streets here in the Manhattan Beach Hill Section are wider than they are in most other parts of Manhattan Beach. This means there is a greater sense of personal space and more distance between you and your neighbors. Most kids who live in the Manhattan Beach Hill Section attend Mira Costa High School, Manhattan Beach Middle School, or Robinson Elementary. Robinson Elementary is a National Blue Ribbon School in the top 1% of schools nationwide, and is a California Distinguished School with high API rankings. It’s a testament that Manhattan Beach schools offer some of the best quality education in the country. Homes are a bit more spread out than they are in other neighborhoods closer to the beach. Homes here are luxurious with yards, patios and many even have room for a swimming pool. There are a little over 1,100 homes here in the Manhattan Beach Hill Section, and popular architectural styles include: Mediterranean, Craftsman and Plantation style homes. It’s not unheard of to have a reverse floorplan in the Manhattan Beach Hill Section, with the bedrooms downstairs and the kitchen and entertaining area upstairs. This way your guests can enjoy the beautiful sunsets without going into the master bedroom. The Manhattan Beach Hill Section has a wide variety of lot sizes. Larger Manhattan Beach Hill Section lots are 80′ x 125′ (or 10,000 square feet) or 75′ x 160′ (or 12,000 square feet). The larger the frontage, the wider the set back requirements. This helps contribute to the sense of privacy with larger side setbacks. Although there are exceptions, the bulk of the smaller lots here are 40′ x 120′ or 50′ x 125′. Newer homes in the Manhattan Beach Hill Section can reach 5,000 square feet or bigger. Living in the Manhattan Beach Hill Section, chances are you won’t need to compromise on the size of your home, or having a nice sized backyard. Depending on where you are located in the Manhattan Beach Hill Section, the more desirable lots face in the direction of the view and the sun. Some homes are situated so they have views from 3 or 4 sides, making them the most desirable views around. The Manhattan Beach Hill Section is a very family-friendly neighborhood with homes that have backyards and quiet streets. Much of the Manhattan Beach Hill Section is walkable to Downtown Manhattan Beach, while other parts are just steps from great restaurants and coffee shops along the Sepulveda Corridor. For their spacious lots, unbeatable views, and proximity to excellent schools, the Manhattan Beach Hill Section homes are some of the most desirable in the area.
